The median sales price for an existing single-family home in Maine was $424,550 in August 2026, up 4.31% from a year earlier. Over the summer quarter (June to August 2026), the statewide median was $429,000, and county medians ranged from $175,000 in Aroostook County to $621,500 in Cumberland County.

- Hancock: up 18.54% to $527,500
- Kennebec: up 10.36% to $365,000

A caution: some counties record only about 100 sales in a quarter, so a few expensive or cheap sales can move a median. Treat a big swing as a reason to look closer, not as a trend.
What This Means If You Are Moving to Maine
Maine has two very different housing markets. The most expensive counties are Cumberland ($621,500) and York ($589,500). In Aroostook, Piscataquis, Washington, Somerset, the median was under $300,000.
